What's happening in the East Lothian market
Here's something you won't often hear from other agents. Across East Lothian a significant share of homes are being reduced in price after they go on the market. We've looked at the numbers, and among the biggest agencies anywhere from 30% to 40% of listings have had their asking price lowered. That isn't a handful of unlucky sellers. It's a pattern.
It tells you that many homes are overvalued at the outset, sometimes simply to win the instruction. It tells you sellers are being nudged into public price drops. It tells you the opening price often isn't aligned with what the market will actually pay.
For older homeowners that's especially stressful. Once your home is listed, with a board outside and a price online, it's hard to step back. You're in the system. If it doesn't go to plan, you're the one absorbing the cost, the delay and the emotional toll.
