Phil has operated in East Lothian & Edinburgh as a lettings, sales & property valuer for a number of years, and in the last two years alone has successfully secured & marketed over 20 million pounds worth of property for his clients. He excels at connecting the right people with the right properties and is an out-the-box thinker. Phil was born in Edinburgh & has lived in Gullane since 2018.


Annabelle's expertise lies in customer service, sales and business operations. She loves helping clients achieve their goals. The skills she's gained in both property sales, and management consultancy ensure Mowatt's clients are in very safe hands. Annabelle was born and raised in East Lothian. She has lived, worked and studied in Edinburgh, London & Surrey. Before moving to North Berwick in 2017 she rented in Longniddry.

Most agents introduce you to buyers after you've committed. We publish active, verified buyers on our website before you sign anything. That gap is where the best sales happen.
For sellers, we offer three routes: match your home with a Quiet Seeker buyer, list discreetly as a Hush Home or go public on Rightmove.
For buyers, register as a Quiet Seeker and we'll match you to suitable homes as we appraise them or retain us to search proactively on your behalf.

We work both sides. Most agents focus on sellers and treat buyers as a means to an end. We invest equally in both, which is why our Matchlist works.
We do the off-market work others can't be bothered with. Larger agents default to Rightmove because portal exposure is easier to sell to vendors. Off-market takes effort, relationship-building and genuine buyer knowledge. That's our model, not an afterthought.
Our buyer database is actually alive. Most agents have a list. Few maintain it. We consult personally with every Quiet Seeker, so we know who is genuinely motivated and who has moved on.
Once you're on Rightmove, every agent is equal. No agency gets more portal exposure than another. What differs is everything that happens before and around it.

Serious buyers only. We introduce your home to vetted Quiet Seekers through our Matchlist. If no match is made immediately, we promote discreetly on socials to attract new ones.
No board. No open days. No noise. Viewings at your convenience, offers handled professionally via solicitors and confidentiality agreed by everyone on the Matchlist.
If off-market doesn't deliver, we move you to Rightmove armed with pricing and presentation insight from your off-market experience. A stronger launch, not a fresh start.
